There are many websites selling property in France and with the country's huge variety of landscapes there is lots of choice - varying from a seaside cottage to a pretty village gite to a smart ski chalet.
There are a large amount of websites offering properties for sale and they are ideal for you to start your research on prices. You will also find a few private property sales below which might be of interest. Once you have decided on a particular region of France then all you need to do is book your property with us to go exploring the area!
As an owner run website all of us have been through the process of buying property in France so this page is to to help it a little bit easier. Below are some handy hints to help make buying your dream gite a bit easier:
Research Familiarise yourself with the various different Regions in France. Do you want skiing holidays or a seaside holiday? You can click on every Region and Department on this site to find out more information including weather conditions.
Travelling Times. Consider carefully travelling time and how easy it is to get to your proposed new home. Do you want to fly or drive? If you want a weekend get-away then think about the North (Brittany, Normandy, Picardy, French Ardennes or Pas de Calais) or alternative make sure you are within an hour from an airport. Remember this also dictates the property values. If it is easy to travel to, others will have these areas in mind as well!
Pricing Once you have decided on an area start getting some idea of prices by looking through the various website before you get to France. You can then start with a realistic budget. For instance, Cote d'Azur is expensive, especially if it is close to the sea, however in the hinterland it is much cheaper, as is Languedoc Roussillon which is also in the South. The much written about Dordogne is also more expensive - mainly because it is easy to get there - 6 hours from several ports and has Bordeaux and Bergerac airports with direct flights. However, other departments within this area are cheaper.
Rental Income If you are thinking of renting your property think about your potential customers' requirements. It is no good buying a property in the middle of nowhere as you will find it difficult to rent unless you have all the facilities including a swimming pool. Also remember holiday makers do not want to travel 8 miles everyday to get bread and even further for a supermarket! If you are hoping to live in France on your rental income be realistic on how much you will make each year. You should also consider buying an established business with rental income records and information on potential future clients.
Different Types of Property When searching for your 'ideal' second home do consider different options. The 'old barn' is cheap because it needs a lot of work! Just like the UK, having the basics such as electricity, water and sewage prevents not only expense but a lot of bureacracy and time. If you do not want to spend time and effort 'doing-up' a place look at smaller properties rather than going for a big property with potential!. Also if you can move into it straight away you can also let it straight away if you are considering this option, bringing in a potential income quicker.
Finally Visit the area you are interested in out of season especially if you are thinking of moving to France permanently. We would suggest February to May when properties first go onto agent's books and again in September to November - if the property has not sold by then you are more likely to get a bargain! The village also might seem perfect in the summer, but might be dead out of season!
